Booking Policy

BOOKING ENQUIRY

In order to make an enquiry to stay at an Invermarkie Farms Limited (“Invermarkie”) property, please go to the “Book Now” webpage and complete and submit the “Enquiry Form”, providing Invermarkie with all requested information.

Invermarkie will respond detailing the price of the booking. If you would like to proceed with the booking, please let Invermarkie know.

DEPOSIT

Once the details of the booking are agreed, Invermarkie will issue a deposit invoice for 25% of the cost of the booking. Such invoice must be paid by you within 7 days of the invoice.

Once the deposit has been paid, and only then, your booking will be confirmed.

The deposit is non-refundable.

PAYMENT OF FULL BALANCE

You are responsible for paying the full balance of the cost of your booking no later than 28 days prior to the commencement of the booking.

For bookings made less than 28 days prior to arrival at Invermarkie, the total amount payable shall be paid in full at the time of booking.

YOUR BOOKING

Once your booking is confirmed, it is not subject to change.

If you choose to cancel see below.

If you require to move the dates of your booking, whilst Invermarkie is under no obligation to agree to such change, if we do, we may charge a £20 administrative fee.

CHECK-IN AND CHECK-OUT

Check-in 4pm on date of arrival

Check-out 11am on date of departure

INVERMARKIE’S RESPONSIBILITIES

Invermarkie is responsible for providing the accommodation and for the safety of you and all your guests. We shall accept no responsibility for personal injury to, or death of, you or any of your guests, or loss of or consequential loss or damage to your or their property, or for other matters over which Invermarkie has no control, except to the extent that such personal injury or death is caused by the negligence or wilful default of Invermarkie.

YOUR RESPONSIBILITIES

You and your guests shall keep the property and all furniture, fixtures, fittings and effects in, on or at the property, in the same state of repair as at the commencement of your booking and shall leave the property in the same state of cleanliness and general order in which it was found.

You must report and pay to Invermarkie the cost of any damage or breakages made during your occupancy.

Your right to occupy the property may be forfeited without compensation if:

  • more people or pets stay at the property than are declared to Invermarkie; and/or

  • any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.

We reserve the right to request any client to vacate the property, should we be concerned about health and safety or upkeep.

PETS

Invermarkie is pet friendly and welcomes pets, subject to the following:

  • Pets must remain downstairs and must not go upstairs;

  • Pets must not be on any furniture at any time;

  • Dogs must remain on a lead for all walks;

  • All pet waste must be picked up, and put in the poo bags provided and put into the black wheelie bins at the entrance to the drive; and

  • Pets should not be left in the property for long periods of time.

PLAYGROUND

There is a playground available at Invermarkie for guest use and is subject to separate liability terms. Such terms can be found in the property.

SMOKING

Guests shall not be permitted to smoke within any Invermarkie property.

UNAVAILABILITY OF PROPERTY

In the event of the property becoming unavailable (such as due to storm, fire or flooding), Invermarkie will refund all monies paid. Invermarkie cannot, however, pay any compensation or expenses as a consequence of such an event.

CANCELLATIONS

If you need to cancel your booking, you must notify Invermarkie in writing of your intention to cancel the booking using the contact details set out below.

You may be entitled to a partial refund, dependent on when such cancellation notice is issued. Your refund shall be calculated as follows:

  • If you provide 14 or less days’ notice – you shall not be entitled to any refund;

  • If you provide between 15 and 28 days’ notice – you shall be entitled to 50% of the total booking cost; and

  • More than 28 days’ notice – your liability for the remainder of the balance will be waived or the balance refunded if this has been paid previously.

If a refund is due, it will be paid within 10 working days of cancellation.

COVID-19

If you are unable to travel by law due to government restrictions, then Invermarkie will make a full refund.

If you are unable to travel due to you or any of the guests suffering from Covid-19, Invermarkie would be happy to change the dates of your booking in accordance with the above.

TRAVEL INSURANCE

We recommend that you takes out travel insurance in respect of your booking.

VAT

All prices quoted include VAT.

JURISDICTION

Any dispute, claim or other matter which may arise in relation to your booking will be governed by Scottish Law and you agree that any dispute will be dealt with exclusively by the courts of Scotland.
